  A little pricey, I could have taken 2 7 day cruises for what this cost me, but it was nice and everything was provided. plenty of kitchen utensils and a grill. Just need to pull it to the front of the house.

  Loved the area. We were glad to see the new grill. The kitchen was well stocked with everything we needed. (better than our friends house down a couple) Loved the 2 new leather chairs. And when we needed a new battery in the smoke alarm, they arrived very promptly.

  Belize Sunset has an amazing location. Only a few steps to the boardwalk and before you know it you're on white, sandy beaches. The house is very comfortable and has no problem fitting 10 adults. At the time of our stay, the beaches were not crowded at all, so it felt almost like your own private beach. We would definitely come back again. Great place.

  Great Location. House was very well layed out for a large family or 3-4 couples. The staff at Coastal Joe VR was very helpful. They provided several options to meet our needs. Will probably return next year for MLK weekend.

  We enjoyed our stay with our daughters and pup! Also had room to invite some friends for a night or two. Only complaint is lack of towels throughout (bath & kitchen) and lack of comfy seating in main room given size of house. Would stay again, though.

  Great location, about midway between the public canoe/kayak launch area and the State Park. Ample parking, wi-fi, beach view, lovely home. Warning - no soundproofing between floors, so nocturnal activities need to be muted a bit. £;•)

  We had a wonderful time at Belize Sunset. The house was clean and the kitchen well equiped. It was perfect for our extended family. We had 6 adults (three couples) and 3 children, and a couple of dogs thrown in for good measure and it was great. We really liked having a bathroom for each bedroom. The beach was beautiful too and we had plenty to do. If you have time and the opportunity to get over to Panama City, we also highly recommend the Pirate Cruise. The kids loved it.

  All in all we enjoyed our stay at the Belize sunset. The location was perfect, the house was very clean, the bar in the kitchen was great! But there were a few things that could have been better. I was extremely disappointed with the grill situation. I couldn't even use it. It's placement is terrible, I couldn't use my charcoal chimney b/c the grate is welded down. Plus there is nowhere to set plates of grilled food; it's just unusable in my opinion. Also they need to get king size sheets to fit the bed..they simply will not stay on the mattress. Also, more than one towel per guest would be nice. And I know this is certainly no fault if the owners but previous guests had obviously left some seafood in the fridge and it had become rancid. It was an unbearable smell that we had to endure everytime we opened the fridge. I hope that the cleaners can get rid of the smell for future guests. But all in all we really enjoyed our stay and would recommend this house.

  House was in overall good conidition. Needs some new furniture(couch, chairs). Outside the bushes needed to be trimmed around the house. Excellent location and we all had a great time! Would definately recommend to friends.

  We took another family with us making our house party total 8. All were comfortably accomodated with ample beds and baths. We really enjoyed the beach here - very clean, quiet, family-oriented. Had fun roasting marshmallows over a beach bonfire with stars abounding! Kayak tour the bay with Happy Ours tours - fantastic trip!

  This was the fourth time staying at this property, first with Coastal Joe as management company. They did a great job, responding to a few small problems quickly and professionally. Brian, Megan, and the gang do a great job!

  The property has a couple of houses between it and the beach - so be advised in spite of what anyone says. But the house itself is in good condition and can accomodate up to 3 families very easily. We were 4 families with kids and we had a very good time.
