We are returning to the Cape for 13 years now, third time to the Greenhouse, for three weeks this year. Why this house? - the location: close to the State Park, no neighbour to one side, direct beach access. - the house: very personal touch, as the owners themselves are staying there regularly. Thanks, Jack and Nancy! - CoastalJoe: Very responsive in case of any problem. Still, some suggestions for improvement: - upper deck still leaking at heavy rain, not as bad as last year though. - vertical shades need fixing. - Pots, pans, cutlery and glasses seem to be as old the the house; a replacement would be a good idea! This was a return trip for my family, we stayed in the Greenhouse about 16 years ago when the kids were all young. This time we came with grown daughters, their husbands and our grandson! It was just wonderful. I especially like the open floor plan allowing you to view the beach and ocean from any room in the house! We got into town a little early and the kind folks at Coastal Joe allowed us to check in, giving us a few extra hours of vacation time! This house has everything you need for a fabulous and relaxing week at The Cape! Had never used Coastal Joe Rental before, but will the next trip we plan! Thanks for everything.
We loved the Greenhouse. It has one of the most awesome oceanfront views we have ever had. Every room had a view. The beach is only steps away. We had a great upper balcony to sit out and watch the sun set every night. The rental company was so responsive and helpful.

This is our second stay at Greenhouse (it was booked for the time we wanted last year), and we will not hesitate to book it again next year. Although a little dated, it was perfect for what we wanted: a pet friendly house with easy access to the beach and great views. The screen porch leaks a little when it rains heavy, but other than that no problems whatsoever. We didn't use the new grill, but it was a nice feature to have. The management company was professional and helpful. CapeSanBlas has become an annual destination the past four years, and Greenhouse is one reason why.
Awful, do not stay here. The beach was full of little gritty particles of sand. The birds and dolphins have little regard for sanitation. The surf was so loud you could hear it in your room.
The Green House was a fantastic rental property. The ameneties, location and size of the Green House fit our needs perfectly. We would definitely recommend this home to others.
The perfect beach house on the most beautiful, pristine beach in Florida! We could not have asked for a better location, house, and rental management company. We most certainly will be back and will be looking to rent from Coastal Joe Vacation Rentals on Cape San Blas again. See you next year!

Awesome house, Awesome location. You have a mouse running around, but we only found droppings. The siding on the underside of the screened in porch fills up/bows out with water when it rains. I looooooved it, though. I will be back for sure. It was wonderful.
This was our 10th trip to Cape San Blas, but our 1st staying at the Greenhouse. We were fortunate enough to stay at such a wonderful location by sharing and splitting the expenses with our dear friends, Conner and Connie from Georgia. WE LOVED THE GREENHOUSE!!! It was everything the wonderful people at Coastal Joe Vacation Rentals described it to be...comfortable, cozy, clean, convenient, and well decorated. The four of us will be back next year; already is reserved!
Since 12 years, various members of our family have been visiting the Cape, coming over from Germany. Our last stay at the Greenhouse was in 2009. Then, we enjoyed the stay and loved the house very much, but found a number of items in serious need for repair. When we booked this year's stay, we had to rely on Coastal Joe's confirmation that the house has undergone a throughout refurbishment project last winter. We trusted them. And it was indeed the case. Everything was now just flawless and we had a great time. It is such a wonderful location. Thank you so much, owners! If you are looking to find a quiet, comfortable, dog friendly beach home stocked with everything you could possibly need green house has it. We were blown away at how beautiful cape San blas was. The ocean was crystal clear, the sand, white and powdery. The only thing we didn't anticipate was no cell phone coverage as well as intermittent Internet connection. Would we return to green house? Absolutely!
Exceptional find for the right folks, reasonably-priced, really quiet beach, dog-friendly, very well-done, livable spaces... We will go back.

We've stayed in the Greenhouse other summers and, as before, found it to be perfect for us! We love the location, the layout of the house, and the amenities are just right for us! We'll be back next year!
My husband and I, my three boys and their families truly enjoyed the house and the location was perfect. Step right off the steps onto the sugar white sand. NO crowds, even on July 4th. Perfect for families with small children and pets. If you want to get away from it all, this is the place. Highly recommended.
What a wonderful vacation spot! Quiet, stretches of empty beach, welcoming to man and dog alike. A great place to just chill and relax, yet close enough to Port St Joe to go in for supplies and dinner. I'll be back.....soon.
Wonderful beach, very private, exellent views. TV and internet were down. Shabby furniture, carpet and bedding. A little pricey for what we got. But we would still go back.
This home is extremely popular and is rented through September. We do clean these carpets on a very regular basis but sometimes the stains just don't lift. The carpets are scheduled to be replaced once the busy season is over.
My wife and I enjoyed our stay at the Greenhouse. We've stayed at a number of houses over the last 16 years vacationing at the Cape. This is our favorite.
We loved looking out from the dining and living areas (and the bedrooms, screened porch and deck) directly onto the ocean. This house has elbow room in the living area, and many outside places to enjoy the beach.
Needs a better ice maker very confusing TV remote setup.
We enjoyed our stay at the Greenhouse. Convienient to the beach with a nice enclosed porch to sit out on and view the beach and sunsets. If you want a seclulded vacation to relax and enjoy the gulf beach, this is the place. Not a lot of conviences on the Cape but only a short drive to Port St. Joe. Very quiet and peaceful.
THE SERVICE AND THE GREAT STAFF MAKE OUR TRIPS TO OUR LITTLE PART OF HEAVEN ON EARTH JUST THST MUCH SWEETER. Costal Joe's has always made os feel like a part of their extended fanily. we look no other place and go no other place.

We were very happy with the home and the location -very peaceful and right on the beach. It was very comfortable for four people, however six to eight people (two families) could not have been accomodated comfortably. We were somewhat surprised at the space and amenities available for the price in this area of FLorida. In the past we have rented homes on the beach, sharing with 2 to 3 families with more bedrooms, more bathrooms, more electronics, hot tubs and jacuzzi baths for less than we paid here - and we got a discounted price here. We would not have rented for the original price.
The location of this house can't be beat, but what I personally liked was the sense of who the owners were from the books and photographs to the terrific collection of spices and cookbooks--it made me feel very much at home. We had some problems--the kitchen sink didn't work well, and one of the sets of blinds was broken, but for the rental price, this was probably the best value beach vacation rental I have ever stayed in--
When I left home it was cold and snowing. I packed a bag of emergency clothing in case I was stranded in a snow bank. Insulated gloves, parka, fur hat. Never had to use them until I arrived in Florida to experience the coldest temperatures in 90 years. Otherwise it was a great stay on the forsaken coast.
My husband was promised a quick return call on the lack of tv service but call was not returned.
My wife and I like the property. We'll likely return.
Overall very satisified with the property, location and amenities. We felt very much at home there as it was decorated in much the same manner as our house. We will definitely be planning to stay there again in the near future!
We loved the location and the great beach. It was our first time taking the family dog on vacation and that was a thrill for my daughter. Upon arrival I found that the cleaning crew had not done a great job. There was soap scum and spots in both bathrooms and also the kitchen. There were spots on the carpet in the living room. We had problems with the dishwasher that were not resolved until late Sunday and evidently the cleaning crew had stopped the wash cycle before it was through and left 2 inches of water in the bottom. All it took was to complete the cycle. That explains why we had to hand wash all dishes before we used them because they were put away dirty. That is not what you want to do on vacation. The refrigerator was tempermental and caused some issues with ice and keeping food cold enough. We followed the directions posted but we still had problems. FYI - with the bad storm we had the morning we left we noticed that the second floor balcony was created run-off that was coming in the screened in porch. Not sure if it is designed that way or not. The chaise pads on the upper deck were in poor shape and we could not sit on them without a towel because they were so rough and torn. The deck furniture downstairs was worn as well. We had a great two weeks. It is just that we have paid less for a place and had more updated amenities so I guess I was expecting more. The house was very comfortable and roomy and we are glad we discovered Cape San Blas.
Beautiful week to stay. This was our family's 25th year of staying at Cape San Blas. This house is near a public beach access which made the beach fairly crowded. On the first night, a ceiling fan blade broke off in the middle of the night and landed on the night stand right next to us. I called the next moring and reported it and was told they would fix it right away. It did not get fixed. The washer and dryer are on the bottom floor. Going up and down the stairs to do laundry was exhusting.
The fan has been replaced.
We loved CSB and the location of the property, but the Greenhouse is in great need of some updating and repairs. Doors don't lock, the ceiling plaster is falling down, the disposal/drain doesn't work and the fridge smelled badly. We'll be back to CSB but probably won't stay at this property again.
My husband and I plus our two dogs had a marvelous week at Greenhouse. We like to travel with our dogs and appreciate that the owners of this lovely home allow them to stay with us. Given that this home is dog-friendly and has probably survived more than one hurricane, the home is in very good condition. Yes, there are some stains on the carpet, but this is to be expected. When we arrived, the home was very clean and tidy which to me is much more important than whether the carpet is stained. We really appreciated all of the homey touches in the house including the photos taken by the owner. The location of the house is fantastic and the view outstanding. We loved watching the sunsets from the upper deck while sipping cocktails. We also saw dolphins playing in the Gulf every day and were treated to a huge bald eagle having his lunch on the beach one day. Overall, we loved Cape San Blas and Greenhouse. Matter of fact, we loved it so much that we have already reserved the same week next year! We can't wait!
THE ONLY PROBLEM I HAD WAS FINDING BLACK ANIMAL HAIR ON THE SHEETS IN THE DOWN STAIRS BEDROOM.

We have been at the Cape quite a few times over the last 12 years. Greenhouse is by far the best location we ever rented. A great place with a very personal touch, thanks to the owners. Only the gazebo on the porch, the upholstery on the deck and the vertical shades would need some attention after a long winter. We are sure this already has been taken care of. Thanks again!
This is a wonderful place to stay if you want to sit on your deck and watch the sun set or walk out the back door and onto the beach. Or maybe you want to get up in the morning and sit on the screened in porch, drink your coffee, watch the beach walkers and listen to the ocean. Or maybe you just want to sunbath on the upper deck or bar-b-cue on the lower deck. The furniture is comfortable, so you can just sit and read or watch TV. Be sure to glance up at the outstanding view out the back windows. Whatever.....you can do it at this beautiful home. We had a wonderful time and will definitely stay here again, hopefully soon.
We really enjoyed the area and the location. The house is in need of some serious maintainence. The carpets were severely stained and dirty. Our pets are very clean and well trained. We had to clean the carpets as my wife has serious allergies. Screens were torn loose on the porch when we arrived. This was reported 3 times, but never fixed during our 30 day stay.
Greenhouse has had all carpets steam cleaned 02/10 and there has also been a deep clean done on the house. The screens have also all been repaired.
It really was a perfect vacation! Coastal Joe was fabulous to work with and the location of the home was amazing. We were very impressed with all of the amenities that the home offered, especially the fully stocked kitchen - usually we find ourselves bringing utensils and bakeware, but this house had everything. The only concern we had was the cleanliness of the bathrooms when we arrived - floors, showers and sinks did not appear to have been cleaned - wasn't a big deal, we just did it ourselves. Also, the carpet in the main room looks like it's seen better days, but I would pretty much expect that from a dog-friendly rental. Also, one of the chairs in the living room (by the screen porch) appears to have seen a LOT of action from previous pet guests --- our dogs could not stop sniffing it! No accidents though, so that was a relief. Thank you so much for the best vacation ever --- we love being able to travel with our dogs and this was just heaven. The home was comfortable and convenient and we plan to be back!
We had a wonderful time. The house is a great beach house and in a wonderful location. Some of the features we like and why we chose the Green House were the beach facing bedrooms, and the screened porch. It was stocked full of movies and books which was a real bonus. The only minor problems were a lack of washcloths (only 2) and there was a urine odor with the carpet in one area. Also the screen in the porch door was about torn out but with the wind I am sure that is common. It would have been a problem if we were there in the summer with the bugs. Other than that it was about as perfet as you could get. Also, the kichen was fully stocked with pots, pans, ect..... We had a wonderful Christmas at the GreenHouse. We even had a fire on Christmas eve under the beautiful starry sky. It doesn't get any better than that.
the only problem we had was the upstairs tv was not getting signal so the cable did not work and the upstairs shower did not drain unless you hold the lever down
We enjoyed everything about our vacation in Cape San Blas. Greenhouse was very homey and the views of the ocean amazing. We'll definitely come back to Greenhouse again.
Our family had a great week at the Greenhouse. You couldn't have a better location. The beach is huge, pure white, and uncrowded. The house has excellent furniture both inside and outside. Both of the outside decks and the screened in porch were excellent places to enjoy this beach front beauty. The house was well equipped. It has a nice large greatroom that looks directly out to the ocean. We enjoyed steaks on the supplied charcoal grill. The outside hoses were great for cleaning up after long walks on the beach. It was a very pleasant stay and had everything we needed. There were excellent restaurants within a few minutes drive either in St. Joe's Bay or Appalachacola. We also cooked at home several nights using the large kitchen and dining room. It was all very roomy and comfortable.
If you are looking for a relaxing vacation this is the place. No sunsets can compare to the view from the greenhouse. Great location and beach front.
Greenhouse is perhaps the best on the Gulf. The only downside was the beach reconstruction. It was difficult to get to a spot on the water with the kids and the noise made it hard to sleep at night.
We loved our stay at the Greenhouse. It was open and bright, flowed well and could not have been a better location with the gulf as the "front yard". The kitchen was well stocked--we had everything that we could have possibly needed and more. The house was so comfortable and had the perfect beachy decor. It was well stocked with information on the area as well as books, movies, etc. Best of all is that gorgeous unobstructed "one-eighty" view of the gulf in front of us. We had a very relaxing, enjoyable stay. The only downside is that we had to leave too soon! We would definitely like to stay there again.
Superb location on the beach. Great guest rooms with beach front porches top and bottom. Very comfortable and inviting. Highly recommended.
