Hi Cotton Villa

Beautiful beach house! Very spacious and plenty of outdoor space to enjoy the beautiful view! The beach in front of the house is gorgeous white sand and plenty of sea life sightings! Highly recommend this beautiful home! We will absolutely be back! The country store down the road also had everything we needed in a pinch! A very special place to spend a weekend with friends!

This house was more than we could ask for. We have never been to Cape San Blas and found this house to be perfect in every way. New build with plenty of space for our large family to spread out. It even has a ground level large bedroom with bunk beds for the kids to claim as their own. The 3rd floor kitchen/den/dining room has an open floor plan where everyone could gather to watch the sunset and the kitchen is well equipped. The house is on the beach and only about a 50 foot walk to the beach. Further, it has a nice size pool at the house with plenty of lounge and pool chairs. Less than a mile down the road is a store that sells fresh seafood, and ice cream shop and fresh donuts, and Trading Post general store that has groceries and anything else you might need. Costal Joe was wonderful to work with. We hit the jackpot on our first try with finding this home! We will definitely be back

I had a wonderful stay at the Hi Cotton Villa. The place feels brand new. There was lots of interior light and great ceiling height. A solid collection of beach games and great access to the beach. The room on the bottom floor was perfect for our group of younger guys. Loved the giant bean bag thing. Would certainly recommend a stay.

Low ratings almost entirely due to the fact we specifically needed an elevator for one member of our party. We reported the elevator as inoperable on Sat at 4:30. again on Tuesday at noon. It was never operational and with the family area on floor three, we could not enjoy family time ALL WEEK. This spoiled the entire experience.Doubt we will rent with you again.

Our large family has stayed at Hi Cotton 3 consecutive years. It is a great house for a large group. The beach area is ideal & not a bad walk. The house is beautifully designed & decorated. All the essentials are provided. Maintenance issues were minimal & addressed in a timely fashion. Coastal Joe staff is great to work with & genuinely try to make the process as seamless as possible.

This is a beautiful home, it felt and smelled like it was newer construction. (New house smell) They are building a home directly in front of your line of sight to the ocean, so did not enjoy the hammering and sawing early in the mornings. Also you must walk around 2 homes to access the beach. We have vacationed at CSB for many years because it IS PRIVATE and the beach sand is clean. This year was no exception. There were several issues with the house that we not happy about. 1. ELEVATOR DOES NOT WORK (enjoy walking up 3 flights with groceries)2. Several things were broken upon our arrival and I had to take a picture and send to the office (screen door fell off when we tried to open it to look at our view, door stop in bathroom completely broken, several plastic teal chairs around the pool were busted, pool sink completely clogged, and by end of our stay, pool was turning green. ) I will say the office sent someone within an hour and he did put screen door back on its rails. Nothing else was fixed, but we could enjoy the home as it was. The bedrooms are all a bit small/tight, but all we did was sleep in them. Some of the "bedrooms" are so tight I believe they were built to be closets. There is no TV in these two bedrooms/closets. The bathrooms in the villa are very nice. Water pressure is terrible, but I believe that is an issue with most homes in FL. On another note, please renters, note - you must pack or purchase the following....1. Toilet paper2. paper towels3. laundry soap ( laundry room was VERY NICE)4. dish soap and dishwasher soap - the Villa does provide an initial packet, but if you do not bring these items you will need to trek to the Piggly Wiggly in Port St Joe, which is a 25 minute drive. The home was decorated beautiful and they provided games and books to use while you stayed. I did read one of their books while on vacation. I enjoyed there are ceiling fans through-out the home and the A/C works wonderful. We also enjoyed the pretty electric fireplace, which we turned on in the evenings while talking. It is beautiful and does not push out heat. Lucky for us, we were able to check in a few hours early and HOME WAS VERY CLEAN!!All in all, the home is beautiful and if it sat at the front of the beach, it would be our house we vacation at every time,. We have stayed at other homes through Coastal Joe and when we come back, more than likely we will return to one of the homes that has direct ocean access. I do love Coastal Joe for they are so friendly and quick to respond with questions or concerns. I do believe you will like this home (IF ELEVATOR IS FIXED!!)

I recommend this house as much as I can possibly recommend a house. The only hesitation I have is I don't want it to be booked next time we come to the Cape. This was our favorite house we've rented so far.

Great house. Great location. We had three families (6 adults and 7 kids/teenagers), and we all fit very comfortably in this house.

Short walk to the beach. Amazing views of the water. Good pool. Great kitchen. Great bedroom layout for multiple families.

This is our second year to rent Hi Cotton for a large family vacation. It was wonderful. Everything we needed & very comfortable. Had a couple of maintenance issues, but Coastal Joe promptly addressed and fixed what they could. We will be returning in 2026!

This house had the best location. Not beach front but currently no houses in front of it, a short flat walk to the beach, and a long wide beach current only shaded with 2 other homes. The very few problems we had were quickly rectified by Coastal Joe. The description should be updated as the first floor bedroom isn’t a queen with a triple bunkbed but rather a full. Not a huge deal. The main level was the best one we’ve ever stayed in and this was our 12th visit here. Plenty of space for everyone to spread out but still be together!

We all enjoyed staying in this home. The bedrooms provided plenty of space of the 11 of us. We really loved the kitchen/living area on the third floor and the outdoor seating on the deck. The pool was large and used daily by the kids. The location of this home was in such a quiet and peaceful area. It was just a short walk to the beach with plenty of room to set up camp for the day. We bought fresh seafood from the local market and made some amazing meals. Thanks for making our vacation so memorable.

We couldn’t recommend this place enough! It was a beautiful home, great for our big group. We enjoyed the porch and sunsets and loved cooking in the spacious kitchen. This house provided easy access to the beach and it was a beautiful weekend in cape san blas!

Found this place through a friend. It was the perfect beach getaway for the weekend with my friends. So much space, great amenities, pool area, 2 min walk to the beach, huge kitchen and living area with a wonderful balcony. The sunsets each night were stunning out over the water and we had the perfect view. Will definitely be coming back! Also, everyone we passed on our walk was so friendly! Everyone greeted us with a friendly smile and wave. No crowded at all.

The house was beautiful. Perfect location. Would definitely use Coastal Joe for future reservations. The only downside was the elevator didn't work. We checked in after hours. I would recommend checking in while you could still get in touch with someone. Once we had all of our stuff it, it didn't matter. The layout of the house is perfect.

Wonderful house. Wonderful view. Having said that just a few things you might consider when packing. No sharpe knifes, no kitchen shears, only 2 kitchen towels, only 1 towel each. These things are very minimal. I just would have packed these items. Coastal Joe’s was great to work with. If we return to this area we would certainly use them again.

The house was nicely decorated and had everything we needed for a perfect family vacation.. A short walk to the beach and nice pool after a long day. We would definitely rent the house again.

This light and bright beach home was perfect for our girls’ beach trip. Everyone had a comfortable room with well appointed beds and bathrooms. Kitchen was perfect for cooking a large feast to enjoy from the 3rd floor balcony, all while watching the sunset over the beach. The beach was not crowded, plus we had a private pool to enjoy! Definitely the most luxurious beach trip I’ve experienced. Will be back with my family.

Would have been great if elevator had functioned. Hi Cotton was a beautiful, comfortable house with everything needed for a vacation. We rented the house because my husband is disabled and needed an elevator. So his vacation was not pleasant at all. I called the office a couple of times to check status of repair hoping it would be repaired before we left. I was told with each call that I would get a call back but I git zero call backs. I felt that Coastal was not concerned about our situation.

House was beautiful and clean with great gulf views and acess to the beach. We loved having a pool and elevator and the rooms and living/kitchen areas were spacious and comfortable.

If I were to offer suggestions, they would be these:

- The elevator was fiddly getting it to detect that the doors were closed, especially on the second floor. Some additional calibration would probably fix this.

- It would be helpful to have some sort of table or elevated work surface in the car port area under the house to sort and store beach gear off the floor.

- An additional water hose (one for front and back) would have been helpful.

- The kitchen was well stocked but the non-stick pans had seen better days and was scratched and dinged up (which is a health hazard to cook on). I like to see stainless options in rentals to cook with due to it being able to take a beating from renters.

None of these items diminish my opinion of the house overall and would deffinitely stay here again in the future. We didn't have any issues during our stay that required communication with management but they were very helpful and responsive during the booking and pre-arrival process.

Booked Hi Cotton Villa for a last minute trip and absolutely loved it. We’re booking for our next trip in 3 months as I leave this comment! Soooo close to the beach, we basically had our own boardwalk. so peaceful, spacious, beautiful, and clean! We loved the elevators, helpful for moving our stuff and groceries up and down. Nice knives and plates, we brought spices and oils as the house only had salt and pepper :) pool was convenient, fun room on the main floor. Covered parking is a plus, overall excellent everything!

This house was enjoyed by all of us for the week. We loved the comfy feel of being "home" as the house is beautifully furnished. The elevator made it easy to transport all kitchen goods and suitcases up to the living levels. Our bed was comfortable for some good night's sleep (and a bonus of seeing the beautiful pool) Meal prep was a joy in the well equipped kitchen with room for all of us to help. The upstairs is open, airy with beautiful sunlight and awesome water views. The two lanai's allowed us to enjoy outdoor living to have coffee and breakfast, watch the beautiful sunsets, enjoy some adult beverages and great conversations. A wonderful beach house for a perfect vacation.

Home is beautiful and new. Plenty of space. I think it is beautifully decorated and equipped. Not over or under done. We stayed at a different property in CSB last year and while it was a more expensive and beachfront property, it was overdone and had a lot of faults.

We would definitely come back to this location.

The cleaning crew needs to be spoken to however. Found a bathroom toilet uncleaned, and also they left some debris under the sofa.

It would be nice if there was sound bar for the TV in the living room, that could also allow Bluetooth streaming for music.

Also, as others have stated, the elevator did not work at the time of our stay. I wonder why the owner hasn't fixed this. The kitchen is on the 3rd floor, so you have to carry all of your coolers/boxes up 3 flights of stairs.

This wonderful beach home sits on an ideal section of the cape with white sugar sand and clear gulf water. The beach access is easy via a very short walk on a partial sand path and wooden boardwalk. This area of the beach is wide and flat and truly beautiful! The home is clean, well appointed, with a very comfortable interior. Views from the balconies were Amazing!!! Access to the large pool with comfortable deck furniture during the hottest part of the afternoon was such a wonderful treat. Costal Joe’s was responsive and helpful through our whole rental process. 5-star experience!! We’ll be back!

We brought 6 tween/teen boys to the Hi Cotton for a quick weekend trip before school started back. Plenty of room for everyone. The home is beautiful with quality furniture and bedding. Kitchen was well supplied with pots/pans/etc. Plenty of bath towels!! and lots of beach gear available in the home. The beach is easy to get to via a boardwalk, although I do wonder how you will get to the beach once homes are built on the lots. The elevator didn't work at all and I wish that had been disclosed prior to renting. The living space is on the 3rd floor. The neighborhood is being developed, but we couldn't hear the construction next door from inside and it wasn't distracting while outside. The pool was clean with lots of chairs. There is a fish market and small grocery store nearby. We would definitely come back (with a working elevator)!

We had a great week at High Cotton Villa! Would definitely rent again in the future. It was very comfortable and convenient to the beach. Loved it!
